It is a colorless, odorless, radioactive gas that comes naturally from the decay of radioactive elements, such as uranium, that are found in soil and rock throughout the world. I will test the radon levels in your home and be sure they are within a safe range for you and your family.

Roof Inspection

Roof inspections are a thorough visual inspection of the roof surface on your home. I will identify the type of material used and note any areas that need repair. A damaged roof can cause internal issues in your home such as water damage and structural imbalances.

Attic, Ventilation and Insulation Inspection

This part of the inspection is one of the most important sections because issues with ventilation and insulation can cause problems such as mold, excessive utility costs and a general lack of comfort to you and your family. Your attic houses multiple critical components of the home including structural and energy efficiency. While inspecting the attic, I will be able to locate any interior roof issues such as water damage that could cause wood rot and mold as well.

Exterior Cladding Inspection

Cladding is essentially the skin of your home. It protects the interior and structural parts from the harsh outside elements; however improper placing of cladding issues can arise and cause more harm than good. For example, water getting trapped behind vinyl siding could cause internal water damage. I will inspect your home and notate any possible issues I find that need repair or that look like they will need repair soon.

Porch and Deck Inspection

A damaged deck or porch can be a huge hazard to your family and your home. Since it is constantly exposed to the elements, it sometimes requires extra attention that homeowners often forget about. During my inspection I will look for rusted elements, cracks and rot, loose railings, insect damage and mold. I will also inspect the footing and foundation to be sure that it is secure and safe for your family.

Driveway Inspection

During my inspection of your driveway, I will also inspect your walkway and steps for any possible safety concerns or damage. Improper drainage in your driveway can cause the water to turn and run back toward your house leading to water damage and mold issues. Cracks in the driveway and broken steps are fall hazards that can lead to serious injuries for your family or a visitor. I will note any issues I find as well as take photos so you can see the possible safety and damage concerns.

Foundation Inspection

Issues with your home’s foundation can be one of the costliest expenses to occur for a homeowner. However, if the issue is caught early enough it is usually a fraction of the cost and a lot easier to fix. I will inspect the foundation and assess where any cracks or wall separation is coming from. Routine home inspections can help prevent costly repairs if you can catch and repair possible issues before they become major ones. For example, if I locate standing water around the foundation before mold is detected, an easy repair can be made to help the water drain and therefore no water damage or mold will emerge causing a high-cost solution like changing out drywall.

Basement/Crawlspace Inspection

A basement and/or crawlspace inspection allows me to have greater insight to the health and safety of your home. It is the best place to look for foundation issues, moisture and water damage, plumbing and electrical problems, mold, HVAC issues and pests. For example, if your electric bill seems higher than usual, it could be a problem with your HVAC system and an inspection could save you hundreds of dollars a year.

Fireplace/Chimney Inspection

One of the most obvious but overlooked safety issues in a home is the fireplace and chimney. There are many internal and external safety issues that can occur with a fireplace. Soot buildup, for example, can increase your risk of fire hazards and Carbon Monoxide poisoning.

Electrical System Inspection

I will conduct a thorough exam of your home’s entire electrical system, and ensure all electrical wires, systems, and appliances meet the California Safety Guidelines.

Plumbing System Inspection

I will check and test plumbing appliances and look for leaks or cracks in any visible pipes inside and outside the home. Water damage can be one of the most expensive costs to repair so prevention of water damage is key.

HVAC Inspection

Your HVAC system makes up about half of your electric bill. When this system is working poorly, your bill goes higher. Similarly to your home being your biggest investment, an HVAC system is your biggest investment for your home. Having this system checked routinely and repaired can save you hundreds of dollars in electric bills. Discovering a crack in the system, can also prevent air quality issues for your family. I will document and inform you of any possible HVAC issues I find.

Interior Home Inspection

While inspecting the inside of your home, there are a lot of things I will be looking for. Some examples are, ceiling issues such as cracks and leaks, trip hazards caused by raised or broken flooring, broken or shaky windows, strong sturdy walls, appropriately sized staircase handrail with stable steps, durable cupboards, loose door hinges, and much more. Fixing the smaller issues such as a loose step can prevent a serious injury for a family member or visitor.
